China Merchants Shekou Holdings’s mix-use development project is located on 11.5 acres previously developed site that used to belong to Sinotrans. Registered to purse LEED ND V4 Certification, this new commercial district mainly includes commercial shops, office and hotel buildings in total of 269,100 m2, and 115,000 m2 service apartment, and 110,000 m2 underground carpark, retail shops and plant rooms. SHANGHAI PUDONG DEVELOPMENT BANK BUILDING | building no. 401
Pursuing the next generation of sustainable buildings with focus on user well-being, China Merchant Shekou’s latest commercial development Shanghai Pudong Development Bank Building, is the first registered and precertified WELL Core & Shell large-scale office building project in Shenzhen. The project includes 23-story office space, 1222 sqm sky gardens with urban farming facilities, attractive exterior landscaping public space, and good access to social amenities, where people can embrace the nature and enjoy the city life at same time. At Central Times, the occupants will benefit from healthy and comfortable working environment, and experience well-being living styles, with filtered clean air, increased ventilation, purified drinkable water, abundant yet glare free natural light, good view to the outside, 24-hour individually controllable air-conditioning system, noise attenuations, a panoramic lift, 15cm raised floor in office space. In order to promote physical activities, active staircase design is taken to encourage more use of stairs and less use of lifts, and for outdoor activities, various pedestrian amenities and good neighborhood connectivity are provided for people to walk, play, rest, shop and cycle.
CENTRAL TIMES TOWER A | building no. 302
China Merchants Shekou Holdings is developing a 47-story multi-tenant office building located at Intersection of Li Yuan Road and Mei Yuan Road, Luohu District, Shenzhen, Guangdong Province. The project will be designed and built to meet LEED-CS 2009 standard with emphases on energy and water conservation, as well as user wellness and comfort. The main features include highly efficient 24-hour individually controllable VRV air-conditioning system based on INVERTER Technology and IPLV up to 6.9, super low pump energy consumption due to the elimination of chill water pumps and condensing water pumps (no cooling towers) as compared to typical high-rise office building using water cooled central chiller system, outdoor air airflow monitoring at each floor, healthy building materials, MERV 13 air filtration systems, access to views and daylight, low flow water fittings, harvesting rain water for landscape water feature, and rooftop gardens on podium and tower roofs. The project has obtained LEED C&S 2009 precertification in Aug 2017.
